This will be the largest land sale in Ireland and will comprise a total site area of approximately 1,983 hectares (4,900 acres) and includes 7 separate townlands that are located in Co. Dublin.

The Glenasmole Lands are located 3.5 kilometres to the south west of Tallaght and extend back to the Wicklow Border and the Wicklow National Park.

The property sale is on behalf of the ‘Estate of Liam Maye deceased’ and we are quoting a guide price in the region of €2.5 million.

The development potential of the Glenasmole lands is very limited and is confined to approximately 39.5 acres in the lower lands below 350 metres and 178 acres in the upper lands subject to South County Dublin planning strict planning guidelines.

The entire Glenasmole lands comprise an area of approximately 1,982 hectares (4,900 acres). The land is predominantly undeveloped and is generally classified as moorland/ mountain land with some peat and grassy attributes apart from some parcels of agricultural land in low lying areas (below 350 metres) at the bottom of the Glenasmole Valley.

The development potential of the Glenasmole lands would be based on the topography and contour range of the lands i.e. according to the Kevin Hughes planning report there would be greater potential to use the lands below the 350 metre range for limited one off houses, agricultural buildings, some restricted buildings, nursing home, hotel/ B&B, community and cultural use buildings, agricultural land, grazing, forestry, windfarm, quarry use, tourism, adventure centre, shooting lodge etc. Please see the use classes below.

The upper lands above 350m would have very restrictive use, these lands would be limited to forestry, windfarms, mountain walks, sports use, tourism and some existing communications aerials etc. as a result of likely visual impacts and critical environmental impacts on the area.

The Glenasmole lands can be sold in one Lot or we will consider selling on the lands in the 7 different townland lots.
